mintak pendapat.. prosedur nk cancel beli rumah

Ceritanya begini,
Saya plan nk beli 1 apartment nearby LRT (plan nk buatinvestment – sewakan). Then saya bayar dekat ejen 3%.
Aritu sy dah sign letter of offer dari bank. Sy rasa tinggisangatla monthly installment die. So sy fikir2, sy nk cancel.
Dah jumpa dengan officer bank, dia kata OK, boleh cancel.Ejen kata 3% booking fees tu akan forfeited. Sy fikir2 xpelah, sy pasrah…
Sekarang lawyer S& yg ejen tu appoint, call sy suruh sybayar half of legal fees sbb diorang dh prepare document. Ini lawyer pon bkn syyg appoint. Ejen yg appoint. Sy tgk alamat ofis ejen ni dgn lawyer ni samebuilding. Sy syak diorang kenal n tlg2 business masing2..
Persoalan yg sy nk mintak pendapat abg n kakak yg bykpengalaman dlm ni :
1)     Perlu ke sy bayar legal fees tu walaupun sy xsign lg s&p?
2)     Pasal letter of offer dgn bank tu, xpe ke kalausy cancel takat by phone calls je? Sy ada prepare 1 surat untuk cancel letteroffer tu, tp ejen yg handle part loan dgn bank tu cakap xperlu. Just confirm byphone jer.. (sy takut sbb sy dh sign benda tu)


Mod, sorry kalau sy salah bod ye.. tak tau mane lg nk parking ni..

yes boleh kalau tak silap saya. sebab dulu agen saya memandai nak lantik lawyer dia padahal saya ada lawyer saya sendiri. so saya cakap saya nak guna lawyer saya.

tapi dalam kes tt, tak pasti. ada ke black & white tt sign kertas apa2 kata nak hire lawyer tu.

apa hal better black & white. hantar ke sana surat kata nak cancel. minta mereka cop satu copy receive (simpan copy tu). nanti kalau phone call, apa berlaku, mereka boleh deny. Last edited by munchkin on 15-4-2014 04:35 PM

memng kena bayar half of legal fees tue. sbb dh buat documentatiion. x silap 30%.

pasal lawyer tu agent tu yg lantik kot... sbb nye lps je byr booking fees, trus agent proses utk cari loan dgn bank n agent..

agent tu call sy pon tibe2.. suh dtg sign s&p..

n dlm booking fees rasenye xde lak tulis sy agree utk agent lantik mane2 law firm...

so bila sy refuse utk byr pon dlm fon.. agent call suh byr cmtu je.. xde black n white

kena ek? sbb loan sy pon pihak ejen yg tlg apply kan.. sy suruh die dtg ambil surat tp die ckp xpayah.. katanya boleh cancel dlm fon je.. as long as sy confirm betul2 x jadi beli..

pasal lawyer fees tu, sy xde sign ape2 black n white utk pakai service diorang.. n xpernah pergi ofis diorang lg.. setakat ni ape2 sume diorang call jer..

tahu masa sign LO bank tu.. tapi esoknya mak ayah sy sendiri pegi jumpa officer loan kt bank tu.. n officer tu buat kira2 utk total loan yg same.. cane tah kiraanya, berbeza sgt.. beza dlm 2ratus dgn yg LO ejen tu bawak.. lepas tu die x include mrta sekali kt dalam loan sy.. sy tny kawan2 yg baru beli rumah, rata2 loan dh include ngn mrta.. that is why sy rasa sy kena tipu.. n sy nk cancel jer benda ni..

boleh kot. sebab bukan ada black and white pun kan? s&P ni pun dia guna template pastu tukar tukar sikit sikit.

tapi utk be sure kena tanya lawyer lawyer jugak kot.
