itu cara pemahaman wa lar... but see no matter how savvy you are, if the mass dont subscribe to it, then it would work AGAINST you. thats the problem.

property investment to me; you look at what is termed to be 'property'. dlm pelaburan hartanah, yg naik in value is only the land. the building itself never. ever.
sbb tuh sampai ari nih wa sewa jer. 2.2% rental yield to my landlord >> means landlord needs 45 years to cover his investment (assuming no rent increase). good value as far as i am concerned. my wealth put in other forms but not 'hartanah'.

berbalik kpd risk assesment, a good developer would be able to value add on the land to increase its margin. so extending on this is persoklan yg harus bermain di minda ialah adakah value add ini one-off semata2 utk poket developer atau adakah ianya akan membantu exponentially increase value over time?

sbb jika jawapan utk di atas ialah one-off, then its straight to NEGATIVE EQUITY >>> subprime. Jika jawapannya tidak, maka cerah harapan it will prove to be good investment.

sidetrack sikit:
berbalik pd soklan prop is not really safe investment, on balance i agree. who are we to say that hartamas would not turn into a depressing ghetto in 20 years time? crystall ball apa yg buleh bg kita that assurance?

that being the case, why should we take that 25 yr loan for the 900k apartment there? you get me here?

also there is issue of liquidity. jual beli hartanah bukan mcm jual beli gelang emas.

reminds me of true meaning of wealth. dlm islam, kekayaan sbnr adalah:
1. makanan (pertanian + penternakan)
2. tanah
3. emas

u get the property developers here keep on arguing simplistically that property is a safe investment, kenot go wrong. and u got ppl blindly believing this is the case.

secara logik nya kalau ko gi sana beli or online lagi untung la dari tahun lepas contohnya... tapi kalau betul2 nak beli lepak dulu... dollar nak drop lagi nih... soros baru menyalak ckp market US akan drop lagi teruk 2 bulan lg... ntah la... tu la, mmg aku support kalau negara2 Islam mula trade pakai dinar or emas... bebaskan diri dari capitalism... dgr citer antara sebab US attack Iraq sbb Saddam nak initiate beli minyak pakai emas...

Ala.. cabut semua pun takper.. sbb boleh buat balik. Asalkan kos buat balik tu + harga rumah yg undervalued tu masih lagi undervalued.

If im not wrong every square metre of American soil is already owned by somebody..foreigners, foreign countries, bankers...every year the US govt is just paying the interests on their debt..they havent even start paying off the amount owed..and they are still borrowing every year..

Tak silap aku, start tahun 1981 US berbelanja secara defisit besar2an. Ini menyebabkan diorang berhutang trilion2 dgn negara luar.

Tapi diorang berhutang takper.. sbb diorang cleverly utilize the money to circulate it for their business.. yg dijual balik macam showbiz, agro products etc... kiranya diorang aktif dalam ekonomi walaupun berhutang. Sbb tu investors masih percaya dgn diorang... so they keep on pumping funds to US. Macam arituh beberapa buah bank sentral luar negara mcm Jepun pump bulk funds to help US economy. Jadi ekonomi diorang dapat bergerak lagi.

Jangan jadi macam negara2 kat Afrika dah ler.. dibagi fund banyak mana pun, hasilnya takder apa2 yg kuar dari negara diorang. Kiranya pump duit kat situ utk charity jer.
