BLR (basic lending rate)

Anybody boleh explain tak tentang BLR..kata kawan ni anak dia pinjam housing loan sejak 2010 dgn jumlah pinjaman asas ialah 65 ribu tapi dia check tadi kat bank tu kata pinjaman dia total ialah 66 ribu lebih...kenapa jadi mcm tu
ada sesiapa boleh jawab?

Maybe extra tu untuk insurans. saya baru buat  pinjaman perumahan, nilai pinjaman lebih dari yang sebenar sebab termasuk insurans.

masa nak sign letter offer (surat tawaran loan) ade x salesperson bank tu bagitahu apa tu BLR n brape dorang kira?

sebab BLR tu sebenarnya interest bank tahunan(bahasa senang) yang ditetapkan oleh Bank negara malaysia (bnm)..kalu chuoollss peratikan dlm letter offer ade BLR +1.5%(contoh) per annum, tu maksudnya interest yg BNM tetapkan + interest bank yang kita pinjam tu..

contoh kiraan kalu BLR bagi tahun 2018 adalah 2.9% n pinjaman lak ade tambah +3.5% (yg peratus tambahan ni sebenarnya bank yg kita nk wat loan tu la interest dorang n yang ni berbeza ikut bank n jenis pinjaman yg kita buat..biasanya kalu housing loan bawah RM100k peratus tambahan tu tinggi skit dari pinjaman lebih rm100k ni).. so sume bank dlm Malaysia mesti ikut kiraan 2.9% (BLR)+ 3.5% (peratus tambahan bank) so tu adalah total interest yg dikenakan bagi tahun tersebut..

untuk pengetahuan chuolllss kadang BLR boleh naik @ turun stiap tahun ikut pekeliling BNM bagi untuk tahun tersebut..

**ada jugak bank kira skali interest termasuk insurans, valuation property (kos yg dibayar untuk menilai harta (ni untuk subsale) & will (wasiat)..

rasa cmpur ngan insurans @ takaful ke atas pinjaman tu..mostly memang kne amik incase kalu si peminjam meninggal dunia so waris dah xpayah bayar lagi sebab da cver ngan insurans

jadi sudah tentu pinjaman Islamik tidak begitu kan..
Sy tak tahu sebab sy ambil pinjaman perumahan dgn kerajaan dan pinjaman kereta pun secara islamik so tak ada berlaku apa2 kenaikan sehingga habis loan islamik sy..
Sebab tu agama dah mengharamkan pinjaman konvensional kan ...tak perlu lah nak cuba ambil jika dah tahu tapi kalau tak tahu itu lain cerita ...
BLR ni semua hanya effect pd pinjaman konvensional kan berbanding islamik...

islamic pakai base rate..L bermaksug lending i.e pinjaman..kalu islamic term dia financing i.e pembiayaan..

skang islamic financing pakai IBR i.e Islamic Base Rate..function dia sme je ngan conventional cuma kalu islamic ni dia da trus letak bank sale's price (harga paling tinggi dorang akan amik incase kalu peminjam gagal bayar n benda ni bawak ke mahkamah) n bagi meollss islamic financing documentation lagi telus n of course lagi banyak paperwork..huhu..

in terms of early payment pun sama gak kalu conventional boleh bagi settle cepat n same goes to islamic ada bagi tempoh ibra' (tempoh diskaun yg mana dorang akn shortkan tempoh byaran)..
