Iols xmarah kalau buat investment..buat la kalau mampu, cash flow elok.. tapi jangan speculate market..tu saja..kalau speculate market, harga melambung mcm sekarang..supply mismatch dengan demand end up semua susah..
Iols mula2 xtahu juga aktiviti ni tapi masuk forum, membawang bersama ada forumer cerita la..dulu boleh flip market 3bulan, sekarang 6bulan.. Iols terkejut giler..what..ko giler ker flip 3-6bulan..so iols pun carutkan heol kalau mereka buat seminar untuk investment, it's ok tapi duk ajar orang speculate market..memang iols carutkan saja
Uols nak buat investment, buat la..kalau mampu dan semua ok..buat la..sebolehnya jangan kacau market 300k kebawah..bagi golongan xada rumah lagi..kesian kat mereka

kekadang akak rasa edisi CASH jugak property ni
sbb yg byk duit main flip2 property ni
so harga umah naik sbbkan derang ni

yg betul berpendapatan rendah nak beli rumah utk keperluan dah tak mampu
sbb kuasa pada yg byk duit
last2 yg tak mampu tadi sewa je

tapi dlm keadaan sekarang, tak dapek dah nak flip2...
ko tanggungla hutang2 rumah yg ko kununnya ko nak flip tu
sempat flip rege cantik alhamdulillah
sekarang kalo ko flip ngan ko ko tebalik.

Takyah bazir duit beli property residential lah... baik simpan savings tu masuk asb, asb2, amanah saham hartanah, koperasi, 2nd retirement fund (private pension administrator), tabung haji, maybank smart cash savings, eh... byk laaaaa lagi low risk investment u boleh leverage...

Commercial property ni utk orang yang ada ilmu dan dah sedia ada business plan je.... i myself berhati2 buat benda ni, kena ada proper advice dari org yg betul2 dlm bidang dia.. contoh, business development managers, property developer, owners commercial lots, businesswoman, bankers, those policy makers dalam KPKT, kementerian2 yg involved in policy making.. err nak citer detail commercial type apa yg kita nak invest, will depends on latest announcement la... halatuju market ke mana...

Contoh, mcm dasar shared prosperity ni... kaji lah bebetul, i takleh nak share sgt sbb itu based on my  own understanding and market intelligence based on my own interest, kang i share, i la melepas dah penat2 study and buat planning kan...

info actually dgn diorang, bukan so called self proclaimed property gurus

Yg i perasan property naik mencanak lepas geng hartanah melayu prmote beli apartment utk sewakan. Cina dah buat lama tp dia diam2 je. Mgkin nk elak tiba2 melonjak ni la kot. Klau xsilap, start kecoh circa 2012, klimak around 2015, start 2016 dah merepek2 harga

yup...ikut nasib...akak iols beli umah under pajam yg buat dkt bkt jalil dulu tu...lama giler tgu..last2 pemaju lain amik..dpt gak la rumah..tp tgu lama la...pastu rumah tu byk plak kena baiki...mmg high risk beli umah blm naik apa2 ni...iols beli under ijm land...masa tu rasa mcm ok kot pasal byk dah taman yg naik area situ...so tawakal je la...

sbbnya kes minah yg kena rogol dlm bas tu hahaha ...

ok je nak beli apa2 dulu kak..ikut keperluan kita masa tu...kita ppuan mmg bahaya naik public transport kalau keje shift atau xtentu masa ni...mcm iols sementara 3 bln nk tgu kete kuar tu, iols pinjam kete husband...dia g keje naik motor...

Sori, tak setuju. Yang pung pang pung pang sebok nak suruh org beli rumah dulu dah kenapa. Bukan semua tempat di Malaysia ni  ada pengangkutan awam yg tiptop. Artikel dia tidak terpakai utk semua fresh graduate. Jangan terpengaruh. Ukur baju di badan sendiri, tengok kiri kanan,  tgk  tmpt keja, tepuk atm tanya gaji.

Ade je time i tersilap langkah..  pernah i beli kondo 500k dah siap loan approval segala tp project delay 2 yrs still la lembab.. so i take quick action cancel dgn pemaju, hantar surat dekat bank bgtau bank to waive all processing fees with no penalty and lawyer fees, tp dlm surat tu terang2 i letak evidence salah pemaju yang delay.. end up i got all my money back and all fees waived....

I thanked my husband laa sbb heols yang ajar selok belok residential properties and all the policies yang berkaitan dgn KPKT, bankers and developers

i sudah stop beli property last i beli di penang .....tiada yang mahu sewa rate rm 12k a month ...last last i bagi my parent tinggal untuk retirement....  sekarang high end properties bukan good investment low cost yes sebab setiasa ada demand.....untuk speculator beli banyak rumah boleh lah untung walaupun kena rgpt ....

i travel jauh sebab that time i memang target mahu beli rumah but tidak mampu untuk beli landed house di bay area cost at least 1.5 mil.... bubble burst memang effect harga rumah luar economy zone jatuh.... tiada effect banyak di economy zone area..but harga rumah naik di mainstream area ..selalu nya house owner just walkaway dari peoperty yang mortgage patment overprice house value market... dalam masa yang sama mereka apply untuk beli rumah standard yang sama less around 40% to 60% that time..... other states effect harga rumah jatuh effect masih sekarang ....

Tengok2 mmg cam terliur dgn rumawip.. tp i rasa dia ada max salary yg bleh apply kan? Tp tatau laa kot ramai yang tau loophole utk beli rumawip.. i rasa tak adil sgt kalo i rampas entitlement golongan2 yang layak beli rumawip

By principle, i just dont feel right, and its not the right thing to do
