bubble dah lama jadi sejak 2011...

soalan yg tepat adalah..  dah burst ke blum...

Mmg tengah ckp isu rega rumah dah turun and tak laku2 skang.. earlier on i citer rumah my fren kat bangi market price 770k tp nak jual 400k pun tak laku.. even kalo dpt jual 400k pun sheils kena topup utk balance loan... end up takleh jual...

Yes bubble burst.. but that wont happen in malaysia..

As per tenancy agreement utk residential.. mmg maintenance fee segala mak nenek owner kena bayar.. bukan tenant...

Berlainan dengan commercial property... semua tenant kena tanggung... semua ni boleh workout dgn lawyer..

Depends on tenancy agreement... but usually mmg owner kena bayar...

Utk burst tu mmg agak mustahil. Tp ke arah2 nk burst tu mmg ada. Property yg 400k above dah ada tanda2 ni. Lepas 2-3y harga turun

3thn lepas hal ni lah yg I ada cakap2 dgn kawan2 yg muda..menggelepur diorang nak beli rumah baru keje 2,3 thn.aim plak landed  hadooiiii kemain. dah cakap rumah ni mahal on paper je takde sape nak beli.jgn kelam kabut,sewa je dulu.muda lagi kita taktau kena transfer,tukar keje ke payah.
.entah diorang ni tak paham konsep yg kita nak sampai kan ke atau diorang nak beli sebab pengaruh beli rumah untung.

Last week client cite dia pegi ioi prop..nak beli projek kat bangi lah ni. Double storey 530k dah turun jadi 470k.
Salesman situ pujuk beli kalau loan approved 80% pun boleh sebab 10% dah diskaun , 10% lagi loan dgn ioi selama 15bulan..

Klau sewa murah sikit ok la. Klau yg harga market then kene topup mentenen pulak mmg x kuasa nk membayor. Mcm i dlu pernah rumah yg mentenen je nk dekat 300. Kesian jgk dgn tn rumah

Jika sewakan apartment yang di mana bill air pukal, pihak badan pengurusan perumahan itu akan lock air jika penduduk/penyewa itu tidak membayar mentenen bulanan itu. Jadi bukan lah akak yang merana.
