KUALA LUMPUR, April 30 — The price of a new apartment has risen to an average of RM582,887 in Malaysia, according to data released by global real estate network IQI.

IQI, which is a member of the international real estate technology group Juwai IQI, said in its Residential Sales Market Report for Malaysia’s first quarter of 2024 that this figure was above the National Property Information Centre’s (NAPIC) 2023 average house price, which was RM467,144.

According to Juwai IQI co-founder and group ceo Kashif Ansari, the average subsale sales price across Malaysia in the first quarter of the year was RM521,614 and was highest in Kuala Lumpur.

“It is no surprise that Kuala Lumpur has the most expensive property in the country. The average subsale home price in Kuala Lumpur is RM801,557. New homes are somewhat more affordable, with an average price of RM708,462.

“After Kuala Lumpur, the three most expensive states for subsale homes are Sarawak (RM572,680), Sabah (RM526,510), and Johor (RM447,727). The next three most expensive states for new home sales are Johor, Sabah, and Kedah,” he said in a statement.

The report is based on the analysis of more than 70,000 residential sales in the subsale and new project markets across Malaysia since 2018.

Melaka is the least expensive state for new units. The average price of a new unit home in Melaka is RM305,463. After Melaka, the next least expensive states in which to buy a new unit are Pahang (RM338,690), Perak (RM343,028), and Kelantan (RM352,970).

Terengganu is the least expensive state for subsale homes, with an average price of RM293,714 followed by Perak (RM322,256), Kedah (RM323,399) and Pahang (RM346,144).

According to Kashif, the majority of transactions fall within the lower price ranges, with over half of new unit buyers and nearly half of subsale buyers spending RM500,000 or less. He said this indicates a well-balanced market catering to buyers across different income brackets.

In terms of affordability, IQI’s report highlighted the advantage of purchasing over renting.

“If a buyer puts down RM30,000 on a RM300,000 home, their monthly mortgage expense would be RM1,228 per month. That makes buying an affordable home significantly cheaper than the average rental, which is RM1,975.

“Buying an affordable home would save you RM747 per month compared to paying the average rent. The data on monthly expenses can help buyers understand their financial position when considering the purchase of a home.

“You need to know your budget when assessing long-term affordability and pay-off amidst fluctuating economic conditions. We continue to believe that owning your own home is the shortest route to financial security and independence for most Malaysians,” he added.

Aku cukup la ada 2 rumah. Sebln pun dh rm6k nk membyr. Klu xbeli umah mmg byk saving tp mls plak nk pindah randah klu menyewa ni. Mmg gila harga rumah skrg ni

Harga rumah ni senang naik sebab ramai yang perlu.

tak boleh elak dah sebab kita semua dah ada mentaliti kapitalis..  nak kurang harga rumah ni hanya kerajaan sahaja yang boleh buat, jika tak ada usaha maka kadar kenaikan tak terkawal.. asal peniaga kapitalis claim lugi lugi lugi maka bila-bila sahja purata akan naik mencanak

Weols laki bini dah ada 1 rumah yg sesuai utk keperluan kami... dah jual semua 6 residential popeti sbb kami x larat urus residential tenants.. beli dah lama since 2008 - 2011... so masa jual tu circa 2017-2021 mmg byk margin dpt...

Aku plan nak buat rumah kat trg lg 5 tahun... tanah dah ade.. skang ni aku laki bini focus renovation rumah skang yg kitorg break into 4 phases... dah siap 2 phase, tu pun dah makan cost 200k... lg 2 phases nak buat next year sbb kitorang tunggu bonus je...  takmo buat hutang....

Bina rumah kat terengganu banglo decent size 3000 sqft is around 300k... ni pun kitorang takde plan nak hutang pun... mmg nak buat pakai cash je

Aku takde laaa target rumah mahligai milion2 sbb aku tak suka pakai bibik (paling anti dgn indon)..... aku nak kemas, jaga sendiri aje... kitorang laki bini & anak sihat walafiat cergas cukup sifat... tak paysh laaaa berangan orka semua expect to be served

ada 2biji rumah, satu buat transit bila balik kampung, satu ada org sewa, dua2 beli harga bwh rm150k, tapi planning nk balik semenanjung nk buat rumah atas tanah, tpi xthu lgi nk duduk mna, nk stay mungkin lgi 5tahun sambil hbs hutang, sambil besarkn anak2 yg masih kecil

Aku masih dgn idea org negeri tu sepatutnya kerja gomend dkt negeri tu. Org pantai timur dan beberapa negeri utara kalau kerja sel/kl ni zaman2 sblom 2010 sblom hrga rumah dkt lembah klang ni mahal doeang dah beli rumah dkt lembah klang at the same time beli rumah dkt kg gak. Rumah dkt kg murah sbb byk faktor pencen dok dok kg rumah dkt kg tu boleh kasi dkt anak kalau kena merantau dkt lembah klang

betul...tapi nampak trend masa kini, ramai warga pantai timur sudah kembali ke negeri masing2...sebab generasi anak2 mereka sudah pandai berniaga dan memajukan negeri masing2...konsentrasi kemajuan tidak sepatutnya di KL/Selangor sahaja...cuba lihat anak jati penang dan Johor, semua pulang ke negeri masing2...

Org luar kerja gomen nk duduk lama dkt lembah klang pon dah xminat sbb dah xde faktor penarik.
Semua mahal. Tp idea masih sama lembah klang hanya persinggahan sblom balik negeri masing2. Kalau dulu mungkin bole stay kerja lembah klang smpi nk pencen. Bdk2 skrg yg asal pantai timur trget dalam 10 tahun je.

Tp still tk best eh sbb dkt jabatan atau unit tu puak2 dorang je. Tmpt2 best dkt kementerian ke apa ke puak2 dorang comquer org tempatan kena sidai

Harga mahal di kl selangor adalah akibat migrasi rakyat dari negeri lain. Kenapa berlaku migrasi? Sebab peluang ekonomi bertumpu di situ. Suatu hari nanti harga rumah akan cecah rm1 juta kerana semua orang duduk berhijrah ke sini. Solusinya adalah kena kembangkan sektor ekonomi baru di negeri lain.

Sehingga hujung tahun lepas, saya pun kena bayar dalam 6k untuk 2 rumah. Agak mencabar juga tapi dah jual satu rumah yang kosong takde orang duduk selama beberapa tahun so lega la sikit tinggal dalam 3.5k sebulan. Itu pun sebab OPR naik. Walaupun rumah ni satu2nya hutang yang ada, lebih baik kalau saya dapat cepat habiskan bayar kalau ada rezeki. Barulah dapat rasa lega banyak kalau habis bayar.
